Termite work is the most expensive thing most households buy from a pest control company, and the quotes are unusually hard to compare because the two standard methods are structured completely differently.

Liquid barrier

A continuous treated zone in the soil around and under the structure. Termites crossing it pick up a non-repellent product and carry it back.

  • Works immediately
  • Needs trenching, and drilling through any concrete against the foundation
  • Effective for roughly five to ten years depending on product and soil
  • Renewal is an inspection, and re-treatment when the barrier expires

Baiting system

Stations in the soil around the property, monitored on a schedule. Termites find a station, feed, and carry the growth regulator back to the colony.

  • Lower cost on day one
  • Slower to take effect, sometimes months
  • No drilling, less disruption
  • Depends entirely on the stations being monitored, forever
  • Renewal is the monitoring contract, and it is not optional

The comparison nobody does

Ask both bidders for the ten-year cost, not the first-year price. A barrier that costs more up front and renews cheaply can land well below a bait system whose annual monitoring never stops. Or it can land above it. The point is that neither quote tells you on its own.

Clauses worth reading

Repair versus re-treat. A re-treat warranty means they come back and treat again. A repair warranty means they also pay for new damage. The second is considerably more valuable and considerably rarer.

The renewal price. Is it fixed, or can it be raised? Over ten years this matters more than the initial figure.

What voids it. Adding a deck, changing the grade, a new mulch bed against the siding, a plumbing leak left unrepaired. These are normal homeowner actions that can void a termite warranty, and they are in the contract.

Transferability. If you sell the house, does the warranty go with it? A transferable termite warranty is a genuine selling point.

One thing to ignore

Ignore the swarm as evidence of urgency. Termite swarmers appearing in spring mean a colony is mature and nearby, which is worth acting on, but they are not an emergency requiring a decision that afternoon. Any quote that expires at the end of the visit is a sales technique rather than a treatment plan.
